
On March 26, the Wedgewood-Houston neighborhood in Nashville was the setting for a landmark evening in the city's real estate scene. More than 100 investors, brokers, past buyers, and community leaders gathered at Aba restaurant for "Modernest Revealed" — the night that introduced The Modernest to the world, a new residential brand built around flexible ownership.



The Event
The evening brought together some of Nashville's most influential voices in development and real estate. The night highlighted the Modernest concept — a design-forward approach to residential ownership that blends elevated living with flexibility, allowing residences to function as a full-time home, a second home, or an income-producing asset through a professionally managed hospitality program.
The Concept
"The Modernest is about rethinking what ownership can look like for today's buyer. People want beautifully designed residences they can enjoy personally while also having the flexibility to generate income when they're not using the home," said Heather Gustafson, Head of Sales and Strategic Partnerships at CA South.
The Two Projects
The Modernest WeHo
Located at 1425 4th Avenue South in Wedgewood-Houston, the project will feature 129 residences ranging from studios to three-bedroom homes, along with hospitality-inspired amenities: a resort-style pool, infrared sauna, cold plunge, fitness and yoga spaces, co-working lounges, and a coffee lounge.
The Modernest Gulch View
At 1107 8th Avenue South, the project will bring 131 design-driven residences ideally positioned between The Gulch, Music Row, and Vanderbilt University.
Design & Delivery
Architecture and interiors for both projects are led by LA-based Studio APA in collaboration with Nashville-based Comma Design Works, with a focus on thoughtful design and hospitality-driven resident experiences. Residences are anticipated to deliver beginning in early 2027.
